FULL TITLE SEARCH SERVICES
A Full Title Search performs a complete ownership chain of title or a full search of the property as defined by the relevant legislature's title standard.
For bank-owned properties, a full title search is a wonderful option since it ensures that all copies of the title are received, including copies of any mortgages, assignments, deeds, judgments, and liens filed against the property, as well as copies for current and former owners.
This report can be utilised in conjunction with the issue of a title commitment or policy of title insurance.
The following items are included in our full title search reports:
Within the last thirty (30) years or more, all deeds transfer in the chain of title of all owners.
All mortgage/deed of trust related documents, such as assignments, changes, and subordinations, are included.
Liens, judgments, and encumbrances
Surrogate/upper court, bankruptcy, and UCC (universal commercial code).
Easements that have been recorded, unrecorded easements, CC&Rs, and various agreements and notices.
