How To Prepare A House For Sale For $500 or Less

I buy houses for below the retail value... you know the ones that were abused and neglected. You've got one currently in your neighborhood and if you walk into the house the aroma of cat urine will overwhelm you. If you could take one step further into the home , you'll find garbage everywhere and food that has gone to rot. It is now time to go out the door you've just stepped into to take a breath of fresh air.

This is just an example for the type of home I purchase in Al Noor Orchard Housing Scheme. These are real junkers , and I make these houses ready to sell at less than $500.

Here's the some the items I've done:

The first step I take is to hire contractors or a cleaning service to sweep the premises.

1. I ask them to remove all junk on the house. I rent one of those large waste containers in the town. Most of the time, one will do. Sometimes, I had to have the city take it away and then come back with a different one. It is amazing how squalid people live.

2. Once all the garbage is taken out of the interior and outside, I have the crew take away all carpeting off the property.

3.I request that the crew clean up the yard, and trim trees and shrubs. They also have to remove any wooden boards from windows and take down any privacy fence within the front yard.4. I always have the locks changed on all the doors.

5. It's time to get rid of all smells. My go-to weapon are bleach and pine sol. The crew and I use liberal amounts of both. It's gallons of bleach. When you walk into the home the bleach should make your eye tear up. Be aware that you should not use bleach on hardwood floors. use pine sol.

6. I perform a couple of additional steps to ensure that the house is clean and smells fresh. I keep an open container of bleach in the kitchen. I also dip the light bulbs in vanilla extract, when the power is on. The light is able to heat the dried vanilla extract and give off a nice scent each whenever someone walks into the home.

You're done, the home is now available for sale. The majority of the time, the house requires some work and painting, but I can help the new owners do it through a specific program known as "Work For Equity". Oh, and I make up to forty thousand dollars every when I complete this cleaning up routine.
