It’s always been said the most important words in real estate are location, location, location, but if you have the perfect location (or if you don’t and can’t change that), what else can you do to get the best bang for your buck when selling? Have you considered home staging? Imagine yourself as a prospective buyer. Tour your home with fresh eyes, seeing it in a new light. What stands out? Would you purchase your home in its current state?

What’s most important? So maybe there are not a million things to do but for sure these 4 things will have the biggest impact on your bottom line!


1. The Magic of Paint

Paint is your friend and can go a long way in helping spruce up your digs. A fresh coat of paint is like a new car smell. It just makes everything seem shiny and new. Keep the colors neutral and light. Preparation is your friend when painting. Don’t make things look sloppy. Paint is cheap, paint is fairly easy, and paint can make such a difference. Fix Drips: Replace leaky faucets for a simple fix that brings tranquility back.

A Clean Slate: Eliminate unsightly black corners with a thorough cleaning and re-caulking.

Comfort First: Refresh the toilet seat – an easy and budget-friendly improvement.

Stylish Flair: Playful shower curtains can infuse character into the space.


4. You never get a second chance to make a first impression!


Curb Appeal Matters! Landscaping and cleanup in the yard can make a huge difference.  

Find your inner green thumb and plant some new flowers…Get some new fun planters to sit by the doors that are welcoming and beautiful. Keep them watered if not connected to a drip line!

Paint! We’ve talked about this already but does the exterior need a fresh coat of paint? Does your front door need to be freshened up? You are “WELCOME!” How about a fresh new Welcome mat at the front door letting your potential buyers know you are excited to have them in your home.
